Buena Borough

“A Small Town with a Big Heart”

Buena Borough was incorporated in 1948, from portions of neighboring Buena Vista Township. Pronounced by the locals as “BYOO-NUH,” the borough is in Western Atlantic County, and is just under eight square miles. Buena Borough borders Buena Vista Township in Atlantic County, Vineland in Cumberland County, and Franklin Township in Gloucester County. The borough’s name is from the 1847 Battle of Buena Vista during the Mexican-American War.

Buena Borough has a small-town feel but is still close to everything. Philadelphia is less than one hour away via the Atlantic City Expressway, Route 55, or the Black Horse Pike. The Hamilton Mall and Consumer Square shopping centers are just 15 minutes away, via US Route 40, which passes through the center of town. The Jersey Shore beaches are only 30 minutes away.

The borough is comprised of three unincorporated places: Buena, Landisville, and Minotola. The local restaurants, retail stores, and parks are all within walking distance of the “downtown” of Landisville.

Inspira Medical Center Vineland is 20 minutes away by car. The Medical Center is a 262-bed hospital with a comprehensive inpatient and outpatient facility, as well as diagnostics and rehabilitation services.

The original inhabitants of the area were the Lenni-Lenape, whose historical territory consisted of almost all of New Jersey. The earliest settlements were in the nearby Pancoast Mill area. Europeans would permanently settle in the 1700’s. One of the earliest settlers was John Campbell, who bought land in 1773 and opened a tavern, the Olde Midway Inn.

Facts About Buena Borough

Within Buena Borough are the unincorporated communities of Landisville and Minotola. Landisville gets its name from Charles K. Landis, who was a property developer in the 1800s. In addition to the establishment of Landisville, Landis is credited for creating Hammonton and Vineland.

Melini Park is the Borough’s Athletic Park. It also hosts many events each year, including Buena Community Day. The park has several baseball fields, as well as basketball courts and tennis courts. There is also a playground and concession stand. The Joe Dale Pavilion is in Melini Park.

Buena’s bike path is nearly two miles long. The path begins along Southwest Boulevard at Harding Highway (Route 40). It continues alongside the boulevard, then crosses Central Avenue, and then into Melini Park, where it forms a loop at the end of Melini Park. There is also a spur that continues through a wooded corridor and then into open fields. The path is open to cyclists, walkers, joggers, and dog enthusiasts, and there are benches along sections of the trail. Parking is available at Melini Park and Blackwater Pond Park. Blackwater Pond Park is a nature preserve and park with trails for walking, hiking, and nature watching.

The St. Padre Pio Shrine is in the Landisville section on Route 40. The shrine was erected by Italian American farmers and attracts many visitors who come to pray at the site.

Buena Borough is included in the New Jersey-designated Pineland Area and within the New Jersey Pinelands National Reserve, a protected natural area of unique ecology covering more than one million acres and was the nation’s first National Reserve.

Bellview Winery is a winery in the Landisville section. The farm has been a family produce farm since 1914, and the vineyard opened to the public in 2001.

For those looking to live in Buena Borough, real estate is almost exclusively single-family homes. There are few apartments or condominiums.

USDA’s Rural Housing Service offers loans and loan guarantees for single- and multifamily housing in rural areas. All of Buena Borough’s residential properties are eligible for these loans. Qualification for these loans, loan guarantees, and grants is based on income. The USDA has both Direct Loans and Guaranteed Loan Programs here.
